With the tight lending guidelines set in today's economy, many good, hard-working people are finding it difficult to qualify with banks and lenders. We take a different approach. We offer the following options to buying a home:
Owner-financing: We have access to homes with an option to have the owner carry your loan for you for a set period of time. After the terms of this agreement run out, you will be able to re-finance the house through a mortgage broker. A down payment of 8-10% is required on this type of financing.
Lease-Option: This option gives you the chance to rent to own. You will be presented with a contract that gives you exclusive rights to purchase the home within a designated period of time. In addition, you may be able to credit a portion of your monthly payments toward the purchase price of the home- much better than losing everything to a traditional rent payment. A smaller dow payment of 3-5% is required.
